Usually, a home insurance policy is divided into two distinct parts: property protection and liability protection. Property protection comprises four kinds of coverage: dwelling, other structures, personal property, and loss of use. When choosing your contents insurance, you need to decide which of these is most applicable to you.

Dwelling coverage typically includes your house, as well as any permanent fixtures such as built in appliances, heating, plumbing, air conditioning, wiring and other buildings attached to the main house such as garages or conservatories.

‘Other structures’ cover takes in structures on to the land but not attached to the main dwelling. These can include retaining walls, fences, driveways, patios, and sheds. Be aware that if you use any of these structures primarily for business rather than personal purposes, they cannot be included in your personal home owners insurance policy.

Personal property coverage usually includes the contents of your home and other items owned by you or your family. This protection is either based on actual cash value or replacement cost.

Loss of Use typically covers living expenses over and above your normal living expenses. This is to be taken out if you cannot live in your home while repairs are being made or if you are denied access by government order.

Endorsements can also be added to your home owner insurance policy to provide further protection. Below are some examples of endorsements:

  • Guaranteed replacement cost coverage pays the cost of rebuilding your home.

  • Extended replacement cost coverage insures your home for a set value and usually adds a 20-25% extended limit if reconstruction costs run over.

  • Inflation Guard increases the amount of your home owner insurance in line with inflation allowing you to maintain adequate coverage to replace your home in the event of a loss, regardless of what’s happening with the economy.

  • Scheduled personal property protects special items such as jewelry, furs, stamps, coins, guns, computers, antiques, and other items that often exceed normal policy limits owing to their potentially high-value.

  • Secondary residence gives your second home protection.

  • Theft coverage protection broadens the theft coverage to include possessions in your car, caravan or boat, without the need to prove breaking and entering.

  • Credit card forgery and depositor's forgery coverage protects you against loss, theft or unauthorized use of credit cards. It also covers forgery of any check, draft, or promissory note.
